Well even though there is no "For Sale" sign on the gate it doesn't mean that the owners are unwilling to sell tomorrow or in the near future. By expressing your interest, you are "top of mind" wheWif the owner does decide to sell.

  • Drafting a hand-written letter to the owner.,Let them know that you have always admired their home and that while you
    know the house is not for sale, should they ever wish to sell you are interested.
  • Some people choose to sell their houses themselves to avoid real estate agent commissions. In the letter, be sure to let
    the owners know tItat you are open to working directly with them to reduce the costs associated with selling the property.
    Many people fear the big "costs" asscoiated with selling a home so the more you can help reduce those costs, the more
    appealing you are as a buyer.
  • Describe in the letter what about the home you find most appealing. Never forget that people like to hear that they have good taste.
  • Empahsise that your interest is real and that you are willing to discuss a variety of ways to structure a deal that works for both parties. People decide to sell properties for many reasons: relocation, downsizing, divorce, etc. These are all major life-changing events and if you have expressed interest in the home prior to such an event occuring, you may be the perfect place in the perfect time.
  • Be aware that selling a home is an emotional decision for most people. When approaching the current owner, attempt to appeal to their emotions as well as their pocketbook. For example, an old man only sold a house when the buyer promised
    not to cut down the mango tree in the front garden. People like to leave a legacy and if you can carry on their legacy as the new owner of the house it becomes slightly less emotional for people to "set it free".
  • Drop the letter in the mailbox.
  • Some people may never get back to you and acknowledge your letter. Perhaps send one short follow-up letter six months down the road. If they don't respnd to that note, focus on other properties.
